WASHINGTON STATE MARKET PULSE | Oct 12–18, 2026
Rates are up. Inventory is up. And buyers finally have room to breathe. 🏡
Here’s what’s really happening across WA right now.👇
🔑 30-Year Fixed: 7.40%
The highest in over a year, up from 6.30% just 12 months ago (that’s +110 basis points in one year)
📈 25,300+ active listings statewide
The most negotiating room buyers have had in months
⚖️ 4.0 months of inventory
Washington has officially tipped into balanced market territory
💰 Median sold price: $612,000 statewide
⏱️ 29 days median time on market
🤝 98.4% sale-to-list ratio
Sellers are still getting close to asking, just not blowing past it anymore
The local split:
📍 King County remains priciest at $838,990 median
📍 Clark County is the most price-competitive at $509,900 and still moving fast, with a 107.9% sale-to-list ratio
The bottom line: Higher rates are cooling urgency, but they’re NOT crashing prices. This is a market rewarding patience buyers get leverage, sellers who price right still win.
Thinking of buying or selling before year-end? Let’s talk strategy.
